A new city with established neighborhoods

On April 26, 2024, the Louisiana Supreme Court ruled 4-3 that St. George could incorporate. About 86,000 residents were estimated at the 2019 vote, which would make it Louisiana's fifth-largest city. Because the city is so new, the Census Bureau's latest survey still reports its neighborhoods under their older Census names:

NeighborhoodPopulation (ACS 2020-2024)Median year builtOwner-occupied
ShenandoahAbout 18,000198975.8%
Oak Hills PlaceAbout 9,000199863.4%

Neighborhood notes

Shenandoah

A very large subdivision area that includes Shenandoah Estates, Shenandoah Park and White Oak Landing. Its first Krewe of Shenandoah parade rolled in February 2024. With a 1989 median build year, it has the oldest housing of the three, so original gutters and fascia are the most likely to be worn.

Oak Hills Place

First listed as a Census area in 1990 with 5,479 people, it reached 9,239 in 2020. It sits next to the former St. George CDP across Siegen Lane. Homes average late 1990s, so many original gutters are reaching 25 years.

Inniswold

Bounded by Bluebonnet Road, Jefferson Highway (LA 73), Siegen Lane and I-10. Jefferson Highway began as "Clay Cut Road" along Claycut Bayou, part of the 1916 Jefferson Highway auto trail. Median home: 1994.

What 30-year-old gutters run into here

The Baton Rouge area gets about 62 inches of rain a year, spread across every month (NOAA). Winter is nearly as wet as summer. That steady load, plus humidity, works on older systems in predictable ways: leaking corner seams, gutters pulling away from the fascia, and soft, rotted boards behind them. Installers often handle gutter repair first and quote replacement with fascia repair when the damage is widespread.

Below the roof, USDA soil survey data show most of East Baton Rouge Parish is flat and slow-draining. Downspouts that empty at the slab can leave water pooling for days, so underground downspout lines are common in these neighborhoods. The parish's post-2016 Stormwater Master Plan studies each of its 11 major watersheds, but lot drainage stays with the owner.

St. George gutter FAQ

Do you cover Shenandoah, Oak Hills Place and Inniswold?

Yes. We connect homeowners across these neighborhoods, now described as part of the City of St. George, with independent local gutter installers for free quotes. Older Census areas used separate names for each, so you may see either. Just enter your ZIP code and a short description of the project on the quote form.

My Shenandoah gutters are original. Should I repair or replace?

With a median build year of 1989 (ACS), many Shenandoah homes are on aging gutters. Repair fits a few leaking seams or a loose hanger. Replacement usually makes sense when there are many joints failing, sagging runs, rust or rotted fascia behind the gutter. An installer can tell you which after looking at the whole roofline.

Who do I call about a neighborhood drainage ditch?

Public drainage in East Baton Rouge Parish can be reported through 311, the Red Stick 311 app or 311.brla.gov. The City-Parish says it steps into runoff disputes between neighbors only in limited cases, such as runoff from poor construction or a blocked drainage servitude. Water on your own lot is generally yours to manage.

How much do new gutters cost in St. George?

Baton Rouge-area figures from HomeBlue (2025) put installed aluminum at about $1,180 to $2,060 for 200 feet. Removing old gutters, a second story and extra downspouts add cost. Sources disagree, so treat any figure as an estimate. The real quote comes from an installer's on-site measurement of footage, stories, material and drainage.
